This is why the lease continues to be a very significant historical and legal institution in the field of contracts and obligations, not only for civil and commercial law in Colombia, but also for all of the legal systems that belong to the civilian tradition of continental Europe.El contrato de arrendamiento no surgió a la vida jurídica romana como una figura autónoma e independiente, por cuanto se confundía con el contrato de venta. No obstante lo anterior, su desarrollo permitió, por el enorme intercambio mercantil entre los ciudadanos romanos y los peregrini (ius gentium ), que se estructurara en tres figuras contractuales, las cuales han sido la raíz y la fuente jurídica de innumerables contratos en el interior de las actuales legislaciones.
