A market research was carried out in order to establish the needs and preferences of our future potential customers and additionally determine our target market. Once the target market was identified, some marketing strategies were carried out. marketing that will be applied to the project. A study of the organizational structure that the project will have was carried out, to its start-up. Subsequently, the technical study of the project was carried out in which the location of the resort, the general data of the work and the distributions and description of the areas of the Eco Hotel el Vijal and the budget of the works to be executed. Finally, the financial viability of undertaking this project was analyzed; East study provides the amount of investment for the creation of the Eco Hotel and its start-up, financing structure, cost budget and expenses, projected demand based on percentage of occupancy, cash flow projected with which it was possible to establish the profitability parameters, such as the internal rate of return and this study was complemented with the analysis of sensitivity.El estudio de factibilidad para la creación de un Eco Hotel en la finca el Vijal, corregimiento la Iberia Municipio de Tuluá Valle, se realizó con el objetivo de poder determinar la viabilidad de realizar este proyecto, para esto se dividió el estudio en algunas áreas relevantes para la ejecución de este. Se realizó una investigación de mercado para poder establecer las necesidades y preferencias de nuestros futuros clientes potenciales y adicionalmente determinar nuestro mercado objetivo. Una vez identificado el mercado objetivo se procedió a realizar unas estrategias de marketing que será aplicada para el proyecto. Se realizó un estudio de la estructura organizacional que tendrá el proyecto, para su puesta en marcha. Posteriormente se realizó el estudio técnico del proyecto en el que se describió la ubicación del resort, los datos generales de la obra y las distribuciones y descripción de las áreas del Eco Hotel el Vijal y se determinó el presupuesto de las obras a ejecutarse. Finalmente se analizó la viabilidad financiera de emprender este proyecto; este estudio proporciona el montó de la inversión para la creación del Eco Hotel y su puesta en marcha, la estructura de financiamiento, el presupuesto de costos y gastos, la demanda proyectada en base al porcentaje de ocupación, flujo de caja proyectado con el que se pudo establecer los parámetros de rentabilidad, como la tasa interna de retorno y se complementó este estudio con el análisis de sensibilidad.INTRODUCCIÓN / 1.
