Summary: | Over the years it has been proved that investments in public transport infrastructures bring diverse economic, social and environmental impacts to cities. These impacts include the change in the value of properties near these infrastructures, due to the fact that users reduce costs and travel times thanks to greater accessibility to public transportation systems. In 2016 the city of Medellín inaugurated the Ayacucho Tram that definitely also brings these benefits to their population. This study makes an assessment of the impact on the soil values ??that were generated from the opening of this transport infrastructure. The results show that there is indeed a capitalization or added value of the properties near the tram stations due to its implementation. Then, by increasing the distance of a house to a tram station by 1%, its price is devalued by 6.94%. |
