Description
Summary:The construction sector is one of the most important in the country due to its significant contribution in GDP. The national accounts made by DANE show that for the second quarter of 2015 the Colombian economy grew by 3% per year. The construction sector is the most outstanding with a variation of 8.7% per year. In Annex 1, a graph is presented by the DANE in which the contribution of each sector can be seen in the GDP (CAMACOL & SENA, 2015). However, this sector is one of the most behind in the development of measures that allow it to be implemented more efficiently. Due to this, in the country few projects of construction finish in the time and budget programmed during the phase of design and structuring of the project. According to CAMACOL, by 2015 about 70% of the construction projects carried out in the country did not meet their execution schedule and 85% of these presented cost overruns in their construction phases. After an exhaustive bibliographical review, the main factors associated with this problem were: First, lack of communication between the actors involved in the construction process as well as in the design process. This results in reprocessing, waste of time and money. Second, lack of planning by the actors involved, the contractors are usually required to report the weekly advance and this turns out to be a superficial control over the execution of the work and the budget which does not have the project's critical path as its north . Finally, the lack of coordination between areas, usually the actors involved specialize in a specific area and work in order to build as much as possible in the shortest time and thus receive higher remuneration.Tomado del Formato de Documento de Grado.
