EL CASO DE BOGOTÁ EN LOS AÑOS NOVENTARESUMENEste documento evidencia que la evolución y determinación del precio del suelo en Bogotá está fuertemente marcada por la segregación socio-espacial, que ayuda a reforzar los mecanismos a través de los cuales se moldean los precios del suelo y transformándose en un círculo perverso para la población más desfavorecida. El primer apartado muestra la evolución poblacional de Bogotá y algunas de sus características; el segundo realiza una introducción a los enfoques que han marcado las políticas urbanas en Bogotá durante el periodo de estudio; el tercero realiza un análisis de la evolución de la equidad urbana y la configuración de la ciudad; finalmente, en el cuarto apartado, se deja en evidencia que los cambios en los precios del suelo se concentran en propiedades de estratos altos, pudiendo estar esto muy relacionado con el papel de Bogotá como prestadora de servicios en la globalización, en este sentido, la segregación ha colaborado en esta relación gracias al carácter simbólico de estas actividades. Se concluye que el crecimiento en la población no ha generado alta presión sobre los precios del suelo en los sectores de menor ingreso y se plantea implementar cuotas de participación de espacio para bajos estratos en sectores exclusivos.Palabras clave: Segregación socio espacial, precios del suelo, mercado inmobiliario, planeación urbana, Bogotá.   ABSTRACTThis document aims to show that evolution and determination of land prices in Bogotá is strongly influenced by socio-spatial segregation, helping to strengthen the mechanisms through which prices are set, becoming a vicious circle for the disadvantaged population. The first section shows the population evolution of Bogotá and some of its features, the second section is an introduction to the approaches that have characterized urban policies in Bogotá during the study period and the third section analyses changes in urban equity and city settings. In the last part are presented some conclusions that make it evident that changes in land prices properties are concentrated in upper strata. Such concentration may be closely related to the role of Bogotá as a provider of globalization services. Segregation has collaborated in this regard thanks to the symbolic nature of these activities. We conclude that population growth has not generated high pressure on land prices in the lower income sectors.
