The cash flow behavior of a construction project depends on the chronological order of work activities
so modifying the work program can lead to decreased risk situations related cash flows. This work focuses on the study of the behavior of the cash flow of a construction project
based on the modification of the program work
models building information modeling 5D (BIM 5D) and system dynamics. The case of the study is a building with two floors
where the cash flow calculus were based in three different programs
from simulations of the construction process BIM 5D and system dynamics. Is possible observe that evaluate different program work options
in planning cash flow
is feasible to avoid undesirable situations as negative values known as financial deficits and that therefore the project among at risk. To get a broader view of the financial status of a construction project is important to study both the point of view of the builder as the project owner or investor
for this purpose an analysis of average daily balance and an analysis of net present value is proposed respectively; it is observed that to determine the behavior of cash flow with a suitable level of precision is not enough the above analysis
as such variations in parameters such as advance and minutes of work cuts were implemented.

El comportamiento del flujo de caja de un proyecto de construcción depende del orden cronológico de las actividades de obra, por lo que la modificación del programa de obra puede propiciar la disminución de situaciones de riesgo relacionadas con los flujos de efectivo. El presente trabajo se enfoca en el estudio del comportamiento del flujo de caja de un proyecto de construcción, con base en la modificación del programa de obra, modelos building information modeling 5D (BIM 5D) y dinámica de sistemas. Se utiliza como caso de estudio una edificación de dos plantas, en donde se calcula el flujo de caja para tres programas de obra diferentes a partir de simulaciones del proceso constructivo BIM 5D y de dinámica de sistemas. Se observa que evaluar distintas opciones del programa de obra en la planificación del flujo de caja, resulta viable para evitar situaciones indeseadas como valores negativos conocidos como déficits financieros y que por ende el desarrollo del proyecto entre en riesgo. Para tener una concepción más amplia del estado financiero de un proyecto de construcción es importante estudiarlo tanto del punto de vista del constructor como del dueño del proyecto o inversionista, para tal fin se propone un análisis de balance promedio diario y un análisis de valor presente neto respectivamente; se observa que para determinar el comportamiento del flujo de caja con un nivel adecuado de precisión no son suficientes los análisis anteriormente mencionados, por tal motivo se implementaron variaciones a parámetros como el anticipo y cortes de actas de obra. |
