description RESUMEN: El presente estudio tiene como objetivo analizar la necesidad del aporte y decreto de dictámenes periciales en el ámbito de los avalúos de inmuebles urbanos, dado que constituyen una herramienta probatoria técnica de especial relevancia para la toma de decisiones judiciales, todo ello desde la perspectiva del debido proceso. En este sentido, resulta fundamental profundizar en la labor del perito, su responsabilidad y el papel que desempeña en el proceso. Se abordan aspectos como la naturaleza de la prueba pericial, las particularidades del experto técnico, la legislación aplicable en materia de avalúos y la interrelación entre estos elementos. Finalmente, el estudio contextualiza lo expuesto mediante la presentación de casos jurisprudenciales que ilustran la importancia de las normas que inciden en el dictamen de avalúo y en último lugar, permite concluir la relevancia práctica de la prueba pericial, especialmente en materia de avalúos de inmuebles urbanos en Colombia, pues dan paso a decisiones técnicas que complementan el análisis jurídico, esto siempre con observancia de la normatividad al respecto.
