Facultad de Arquitectura y Diseño, Pereira, 2023Con el proyecto de urbanización TORRES DE ABRIL busca dar desarrollo al plan parcial de expansión urbana malabar, decreto municipal No. 608 de 2013, modificado posteriormente por el Decreto 675 de 2015, en ambos casos promovido por iniciativa privada. Se busca un desarrollo con implementación de criterios sustentables en los diversos puntos que la componen desde la construcción sostenible a nivel urbano como de edificaciones para viviendas con estas características como prioridad. El proyecto torres de abril se compone de 6 (seis) torres en su primera etapa con un total de 174 (ciento setenta y cuatro) apartamentos de 90.13m2 no vis. Que integran lineamientos dispuestos para la certificación CASA COLOMBIA dentro del diseño urbano y de vivienda para garantizar un proyecto con características sostenibles adaptadas a su entorno inmediato que respondan a la demanda actual de vivienda que se presenta sobre la zona de expansión de Pereira Risaralda. Se calcula que para la segunda etapa el proyecto cuenta con 384 (trecientos ochenta y cuatro) apartamentos no vis, en donde se cumplirá con la totalidad de viviendas demandadas por el plan parcial de expansión urbana malabar, unidad de actuación UAU4. Dentro de los lineamientos seguidos por la planificación de la urbanización dados por casa Colombia se tienen en cuenta los siguientes: 1 Proceso integrativo de diseño 2 Manejo de la escorrentía 3 Selección adecuada del terreno 4 Ubicación cercana a zonas desarrolladas 5 Desarrollo integrado. / Abstract: With the urbanización project TORRES DE ABRIL seeks to develop the Malabar partial urban expansion plan, Municipal Decree No. 608 of 2013, subsequently amended by Decree 675 of 2015, both cases promoted by private initiative. It seeks a development with the implementation of sustainable criteria at the various points that make it up, from sustainable construction at the urban level to buildings for housing with these characteristics as a priority.
