Summary:The main object of this grade project is to develop a complete investigation to the creation of a company which want to satisfy the problem of the less offer of university residence that we found in Armenia city, the demand that exist in this is business is wide because of the development in academic coverage, structural and commercial of the city, for this investigation we took into account all the methodological part that lead us to develop 5 studies which are market, technical, legal administrative, environmental and financial, which allow to know more about project’s viability. At this moment the offer of the market is reduced for the quality of demand and it does not supply the real university student’s necessities, increment and constant universities development. The business plan has low raised installed capacity if we compare it with the environment because the demand to this kind of service is very high. It’s necessary the formal company constitution because this generates increased support about credits and states assistance and this also will be more trustable to our customers, its name will be ‘’ RESIDENCIA UNIVERSITARIA LA SEGUNDA S.A.S’’ the university residences do not generate major environmental impact, but it needs an appropriated implementation of the separation required in the source of the waste generated in their activities. The project is realizable and sustainable financially because of the results of the studies give us a TIR of 28% much higher than the Current Interest Rate Market of 6.01% of PROCREDIT which pays for CDT and WACC of 16,93%,, and it gives us a VPN $ 3.793.018 a positive value. For that reasons this project in workable because it guarantees the capital increase, and the market is unsatisfied and large to exploit.
