Sin embargo, la toma de decisiones en inversiones inmobiliarias es un proceso complejo y arriesgado, influenciado por una amplia gama de factores. El objetivo de este proyecto es desarrollar un modelo evaluativo que ayude a los inversores y tomadores de decisiones a identificar oportunidades sólidas en el sector. El enfoque del proyecto se basa en tres pilares fundamentales: factores políticos, técnicos y geográficos. Los factores políticos incluyen el análisis de regulaciones gubernamentales, políticas fiscales y leyes que pueden impactar en las inversiones inmobiliarias. Los factores técnicos se centran en aspectos como la infraestructura, el estado de las propiedades y la viabilidad técnica de los proyectos. Los factores geográficos consideran la ubicación estratégica de las propiedades y su relación con servicios, transporte y áreas de interés. Para lograr estos objetivos, se han usado herramientas de análisis de datos, investigación en las normativas y técnicas de modelado. Estos enfoques proporcionarán una visión integral de las oportunidades inmobiliarias en Medellín, permitiendo a los inversionistas tomar decisiones informadas y estratégicas. Este proyecto no solo beneficia a los inversores y desarrolladores inmobiliarios, sino que también tendrá un impacto positivo en la economía local al fomentar el crecimiento sostenible del sector. Además, servirá como un ejemplo de cómo la aplicación de tecnología y análisis de datos puede impulsar la toma de decisiones en el ámbito inmobiliario y, potencialmente, en otras regiones y sectores económicos. En resumen, este proyecto busca transformar la forma en que se abordan las inversiones inmobiliarias en Medellín, ofreciendo una perspectiva más informada y estratégica, y contribuyendo al desarrollo económico de la región.ABSTRACT: The real estate sector is an important economic driver in Medellín and the country, with significant growth potential. However, decision-making in real estate investments is a complex and risky process, influenced by a wide range of factors. The objective of this project is to develop an evaluative model that helps investors and decision-makers identify solid opportunities in the sector. The project's approach is based on three fundamental pillars: political, technical, and geographic factors. Political factors include the analysis of government regulations, fiscal policies, and laws that may impact real estate investments. Technical factors focus on aspects such as infrastructure, the condition of properties, and the technical feasibility of projects.
