El hotel se representa una gran oportunidad de negocio en concordancia con las tendencias de los consumidores, quienes buscan alojamientos amigables con el medio ambiente que les permita estar en contacto con la naturaleza, aprender y descubrir nuevas culturas, mientras se protejan los entornos y se fomente el desarrollo de las comunidades (Concejo municipal San José del Guaviare, 2020). Para el desarrollo de este trabajo de grado se realizaron varios estudios correspondientes al área de la ingeniería administrativa, que fueron precisos para la determinación de la pertinencia del proyecto, pues abarcan información primaria y secundaria relacionada con los aspectos ambientales, de mercadeo, legales, técnicos, organizacionales y financieros que rigen el modelo de negocio y por ende debieron ser estructurados y especificados utilizando metodologías con validez reconocida. Finalmente, se realizó el análisis del eco-hotel que cuenta con una recepción, cocina, comedor, cuarto de aseo y cabañas. Se ofrecen dos tipos de alojamientos, familiares y dobles, cada uno con capacidades máximas de 5 y 2 personas respectivamente; de cada tipo de alojamiento se tienen 3 cabañas. Los precios son competitivos en la zona y se manejan por cabaña, para las familiares el precio es de $517.500 y para las dobles es de $287.500 por noche. Finalmente, luego de realizar todos los estudios mencionados se determinó que el proyecto es financieramente viable, el mercado objetivo existe y está dispuesto visitar este tipo de alojamientos y la alcaldía municipal fomenta y apoya este tipo de proyectos. El proyecto por definición de los socios no se apalancará de deuda, el flujo de caja genera flujos positivos, la TIR del proyecto supera por 3 puntos porcentuales al costo de capital del proyecto (WAC=20%). Se calcula un VPN de $75.304.005 millones de pesos, teniendo en cuenta los primeros 10 años del proyecto y la inversión se recupera alrededor de 9 años.ABSTRACT: The following degree project aims to evaluate the feasibility of establishing and operating an ecological hotel in the municipality of San José del Guaviare, an area known for its biological and cultural diversity. Thus, it represents a great business opportunity in accordance with consumer trends, who are looking for environmentally friendly accommodations that allow them to be in contact with nature, learn and discover new cultures, while protecting the environment and promoting the development of communities (Concejo municipal San José del Guaviare, 2020). For the development of this degree work, several studies corresponding to the area of administrative engineering will be carried out, which will also be accurate for the determination of the relevance of the project, since they include primary and secondary information related to the environmental, marketing, legal, technical, organizational and financial aspects that govern the business model and therefore must be structured and specified using methodologies with recognized validity. Finally, the analysis of the eco-hotel was carried out, which has a reception, kitchen, dining room, bathroom and cabins. Two types of accommodations are offered, family and double, each with capacities of 5 and 2 people respectively; of each type of accommodation there are 3 cabins. The prices are competitive in the area and are managed per cabin; for family cabins the price is $517,500 and for double cabins the price is $287,500 per night. Finally, after conducting all the studies mentioned above, it was determined that the project is financially viable, the target market exists and is willing to visit this type of lodging, and the municipal government encourages and supports this type of project.
