Al estudio se vincularon el área de Trabajo Social, el área de Pacientes Internacionales y el área de Mejoramiento del HPTU. Existen diferentes criterios para lograr determinar la viabilidad del proyecto, por ende este trabajo contiene diferentes estudios para evaluar la viabilidad desde diferentes enfoques. El Estudio de Mercado determina a quién se va a enfocar el servicio y las características y necesidades de éste. Después se estima la demanda. En este estudio se ve que es viable desde el punto de vista del mercado, y aquí se establece un rango de precios para cobrar por el servicio y las formas de darlo a conocer. El Estudio Técnico se basa en todo lo necesario para construir y adecuar el Hogar. Éste comienza definiendo con base en la demanda estimada que tendrá el Hogar, qué capacidad, es decir, con cuantas camas contará el Hogar. Se establecen los servicios que se prestarán en el Hogar, cocina, lavadero de ropa, una sala de entretenimiento y televisión, entre otros. Luego se establece el presupuesto de compras para dotar el Hogar, se estudia la ubicación del Hogar y si es posible conseguir una propiedad en ese punto. Desde el punto de vista técnico, la creación del Hogar de Paso también es viable. El Estudio Organizacional contiene la identidad y filosofía del Hogar, y el personal necesario para la operación de éste. Y el Estudio Legal, permite establecer los requisitos y lineamientos que enmarcan el proyecto. Aquí se explica las normas rigen el proyecto, la figura jurídica y las normas ambientales y de salud que se requieren. El proyecto se puede llevar a cabo ya que existe una normatividad para éste. Por último se encuentra el Estudio Financiero, en el cual a partir de unos supuestos se crea el presupuesto de ventas, el presupuesto de funcionamiento, las inversiones, el capital de trabajo necesario, el servicio a la deuda, la depreciación y amortización, el estado de resultados, el flujo de caja operativo, la estructura financiera, el WACC, los flujos de caja del inversionista y del proyecto, los diferentes escenarios y el riesgo de sensibilidad. Y con todo lo mencionado anteriormente, se concluye la viabilidad financiera del proyecto. Se decide si es mejor que el HPTU pida un préstamo para financiar el proyecto, o si es más rentable que el proyecto se desarrolle con el capital propio del HPTU. Al final del trabajo se encuentran las conclusiones y recomendaciones pertinentes.ABSTRACT: This Labor Grade develops a Viability Study in order to build a Temporally Home for the Hospital Pablo Tobón Uribe, HPTU. The project involved different areas such as the Social Work area, the International Patient area and the Improvement area of the Hospital, were each of them gave all their knowledge in order to resolve different needs and obstacles to carry out this successful study. There are different approaches to determine the feasibility of the project; this study contains different studies in order to evaluate it from different focuses. The Market Study initially determined the target audience, its characteristics and needs. After knowing who the target is, the demand is estimated in order to know how many people will make use of this service. From a market point of view, the project is successful. The Technical Study is based on everything needed to build up the Temporally Home. This starts defining the Home capacity, meaning with that, the number of rooms and beds the Home will have, based on its demand. It also establishes the services to be provided in the Home such as a kitchen, a TV room, etc. Here, the budget for purchases to equip the Home is created, and it determines where will the Home be located and whether it is possible or not to get a property in that area. From the technical point of view, the creation of the Home is also viable. The Corporative Study contains the identity and philosophy of the Home, and the staff needed to operate it. The Legal Study establishes the requirements and guidelines from the legal, environmental and health point of view. It explains the rules involved in the project, the environmental and health standards required, and the juridical figure that should be used for the creation of the Home. From this point of view the project can be carried out because the laws and regulations to create the Home exist. Finally the project has a Financial Study, which based on assumptions, establishes the sales budget, operating budget, investment budget, the working capital needed, the debt if credit is needed, the depreciation and amortization, the balance sheet, the operating cash flow, financial structure, the WACC, the investor and project cash flow, different scenarios and risk sensitivity. And with all of the above, we conclude the financial viability of the project. And besides, deciding whether it is better to use a loan to carry out the project, or to finance the project with the HPTU ́s own capital.
