Al encontrarse la empresa Ingeniería y Banca S.A.S. (I&B) en este contexto geográfico y que dentro de sus servicios para bienes inmobiliarios tiene la gerencia de proyectos, es el principal encargado de generar el mayor control posible a los tiempos de ejecución e inyección económica para velar por el correcto uso de los recursos de cada uno de sus clientes, por lo que han podido evidenciar dentro de las constructoras con las cuales han trabajado, la falta de control interno de la planificación y el presupuesto de obra, generando un problema a la hora de verificar el estado en cual se encuentran las obras y no es posible cerrar de manera precisa las cuentas. Con el presente trabajo de grado se busca evaluar y mostrar los resultados obtenidos a través de la implementación de un modelo de control para el cronograma y presupuesto propuesto para un proyecto inmobiliario ubicado en la carrera 34 entre calles 29 y 30 del municipio de Marinilla (Antioquia) durante su etapa de construcción, aplicado en la herramienta de Microsoft Excel para cuantificar el beneficio con respecto a proyectos ejecutados anteriores a este y en los cuales no se haya reportado de manera oficial la información de control para la medición de resultados por parte de la constructora de cada uno de los proyectos gerenciados por la empresa I&B.ABSTRACT: The construction union in the municipality of Marinilla in the departament of Antioquia, Colombia, has grown significantly in recent years, which is why it has become a benchmark in terms of investment, since it has become of main actors of the Gross Domestic Product (GDP) of the country, which implies that competition and opportunities have arrived; capital investment controls so that investors’ profitability indexes are maintained are necessary to bring each of the projects to a successful conclusion and thus sustain this positive trend in terms of economic growth. Upon finding the company Ingeniería y Banca S.A.S. (I&B) in this geographical context and that within its services for real state it has project management, it is the main person in charge of generating the greatest possible control over execution times and economic injection of ensure the correct use of resources of each one of their clients, for what they have been able to demonstrate within the construction companies with which they have worked, the lack internal control of the planning and the work budget, revealing a problem when verifying the state in which the works are found and it is not possible to accurately close the accounts.
